Buying an old building involves a degree of risk, buying a listed building involves an additional layer of risk due to the legislation that protects them. Our survey reports not only provide the highest level of detail, but they also alert you to any potential breaches of development control including listed building consent for which you as the incoming owner will assume full responsibility.
There are very few Building Surveyors specifically trained and experienced enough to provide an accurate and balanced assessment of a property with a long and complex architectural development, and it is unrealistic to expect a general surveyor to have the same level of experience as a surveyor who specialises in historic buildings. We survey all types of historic buildings, mostly listed but not exclusively so and although many of the properties that we inspect are high value, we also inspect more humble cottages and town houses.
We understand that our clients are trusting us to advise them on what is the most expensive purchase they are ever likely to make and we work very hard to repay that trust by providing the very best service we can. We are regular visitors to the county and have inspected several important listed buildings in villages such as Eardisley, Kington, Tarrington and others. The character of timber frame buildings differs from region to region not only in style but in the basic construction and the size and detailing of the timbers. Many of the listed timber frame buildings that we inspect are built with relatively skinny timbers, but the opposite is often the case in Herefordshire where massive roof trusses and tie beams are more common.
Herefordshire contains around 6000 listed buildings including many Grade I buildings of national importance, but most people think of Herefordshire as the black and white county.
Like most English counties the older stone buildings reflect the local geology and are predominantly red sandstone but it is the proliferation of timber frame buildings that are the most striking.
Herefordshire is a largely agricultural county with few large towns but plenty of picturesque villages which are becoming increasingly popular with people from outside the county looking for the idyllic rural retreat. With so many attractive villages it is difficult to single one out but the area to the South West of Leominster taking in Pembridge and Eardisland is particularly attractive. The small towns of Ledbury and Bromyard in the East of the county are also worth exploring and contain many interesting historic buildings.
